Your Bayview home may sometimes run into a problem needing immediate attention.
Because it is your home, it is your obligation to take matters into your own hands and solve the problem. Sometimes the problem will be determined to be resulting from a problem you are not responsible for and if this is determined, Bayview will take financial responsibility.
Below are vendors that Bayview has used and should be familiar with the property. Use what vender you feel comfortable.
If you unfortunately experience a plumbing emergency, you must take action to correct the problem. If it is deemed to be the HOA’s problem, such as a main-line clog, with proper documentation, the HOA will reimburse all or a portion of the cost of the repair. The longer you wait, the worse the damage, including to your neighbors below, so take steps to resolve the problem as soon as possible:
1. If you are on a lower floor and you experience an overflow without personally using a fixture, immediately contact your upstairs neighbors and ask them not to use their plumbing.
2. Call a plumber to address the problem right away. You may wish to try any of the following:

3. Alert property personnel, especially if other units are affected.
4. Use whatever means you can to clean and dry out the overflow. If carpets are wet and you have a fan, use the fan to help dry out the carpet. If water is extensive and sheetrock is affected, you may need to hire a water-restoration company like ServPro (650) 591-4137.
If damage to your home, contact your insurance carrier to see if you have coverage for your loss.
Bayview's hot water system utilizes technology to reduce utility expenses, which need technical attention. Bayview works hard to assure continuous delivery of hot water, but occasionally the volume of water or water temperature become a problem and when this occurs, Bayview will take measures to remedy the problem. Leaving a message for the Building Supervisor is helpful, 650-697-4398
If you feel threatened, your neighbor is too noisy late into the night or otherwise causing a nuisance, call the Millbrae Police 650-259-2300 or if you feel endangered, call 911.
If someone gets trapped in the elevator, Starr Elevator should be called 650-631-3999. If the elevator is not serviceable, the office should be made aware of it.
